San Francisco (Noe Valley Neighborhood), CA

This project is a rebuild and restoration of a historic Victorian house originally built in 1903.  It is located in the heart of Noe Valley: a 2 minute walk to the 24th street shopping & restaurants, and a short walk to tech bus stops for Apple, Google, Facebook, etc.  The first level features 2 bedrooms both with en-suite bathrooms, a master suite, 9 ft ceilings throughtout, a one car garage, and driveway with one car parking. The second level (main) is an open floor plan with living room, dining room, kitchen and family room all with 9 ft ceilings.  Kitchen features include a 11 ft island, high end Miele appliances, and Leicht cabinets made in Germany.  The kitchen and family room open out to a glass railing enclosed deck with direct access to the large flat backyard (48 ft x 26.7 ft).    The third level features a second master suite plus a bonus room.  Porcelanosa tile and vanities in all bathrooms.  Seismic retrofit and new foundation. Construction began in March of 2019 and was completed in May 2020.

Palo Alto (Crescent Park Neighborhood), CA

Development of a new 6,700 sq ft 3 level residence (1 level is underground) in the prestigious Crescent Park neighborhood of Palo Alto on a 12,000 sq ft lot.  The 6 bedroom Spanish style home features a rotunda staircase with leaded glass dome, home theater, temperature controlled wine cellar, an abundance of smart home technology, and a guest house.  The custom kitchen has noelith countertops, Miele appliances, waterstone faucets, motorized upper cabinets, and a return air system.  The house was designed by Roger Kohler, a well known Palo Alto architect.  Construction was completed on 8/11/18.

San Francisco (Mission Neighborhood), CA

Development of a new 3,550 sq ft 3 level residence within a historic 1886 Queen Anne Victorian home located in the Mission neighborhood.  The completely rebuilt home has an open main level for entertaining, 5 bedrooms, a lower level family room, 3 car parking on the property, 9 ft ceilings in all levels.  A fourth level rooftop deck provides panoramic views of downtown SF, Golden Gate Bridge Tower, Twin Peaks.  Seismic retrofit and new foundation. Construction began 6/13/16 and finished 7/4/17.

El Cerrito Hills, CA

Development of a 1,900 sq ft two level house on a hillside with spectacular views of the San Francisco Bay and Golden Gate Bridge.  This project was a thorough down to the studs renovation and retrofit with the addition of a new lower level, new foundation, new decks and new level backyard to take advantage of the views.  Seismic retrofit and new foundations.  This house was completed in the fall of 2015.

Santa Monica, CA

A 4,000 sq ft home in the highly desired North of Montana neighborhood was restored, repaired and sold in 2013.  We provided the funding, construction expertise and assistance to accomplish this project.
